Five specialist supported living properties acquired for £6.7m



Civitas Social Housing has purchased five specialist supported living and residential care properties in the south of England for £6.7m.


The portfolio consists of four residential care properties in Kent – managed by Chrysalis Supported Association Limited – and one specialist supported living property in Luton – managed by Falcon Housing Association.

Both associations are regulated by the Homes and Communities Agency (HCA).

The properties are expected to generate income with an initial net yield in line with the company’s expectations and are subject to a 25-year lease arrangement with rents adjusted annually in line with CPI.

The residential care properties are already in use and the current care provider will continue to support residents.

The acquisitions were funded through the Civitas’ cash resources from its recently issued C share.
